Original steel windows help define the proportions and character of a building. Before replacing them, assess the condition of the frames, opening sections, fittings and glass together. Start with a condition assessment
A window that will not close may need mechanical servicing and alignment. Corroded sections may require cutting out and welded repairs. Damaged glazing, loose fittings and failed finishes each need their own treatment. The practical scope depends on what can be retained and what is exposed during preparation.
Record the original frame profiles, pane divisions, opening direction, hardware and glass before work begins. For a project with a conservation specification, agree the retention requirements and the proposed repair method with the project team before manufacture or removal.
What a restoration scope should cover
- The steel and original components to be retained, repaired or replaced.
- Corrosion treatment, welded repairs and preparation of the existing metal.
- Sash alignment, hinges, handles, stays and other mechanical servicing.
- Protection of retained glass and any agreed reglazing.
- The protective coating and finishing system.
- Site access, occupied areas, temporary protection and the sequence of work.
A new coat of paint alone does not address section loss or seized mechanisms. The quotation should describe the repairs as well as the finish, so that the work can be assessed against a clear scope.

Repair or replacement?
Retention is assessed window by window. Recoverable frames can allow the original proportions and materials to remain, while extensive corrosion or distortion may change the available options. Photographs support an initial discussion; they do not replace the assessment needed to define the repair work.
What affects the quotation?
The number and size of windows, extent of corrosion, opening mechanisms, glazing, access and surface preparation all affect the work. State whether the building will remain occupied and identify any restrictions on scaffolding, working areas or the use of the openings.
Arrange an assessment
Send your suburb, clear photographs from inside and outside, approximate dimensions and a description of the problem. Include close-ups of rust, joints, fittings and any glass you want retained. Mention any project specification or retention requirements.
